Cucina Gloria restaurant in Nokomis, Florida, will sell in its entirety as outlined below.  Commercial equipment, appliances, kitchenware, furnishings, antiques and decor, improvements, lease opportunity, highway signage, social media accounts, customer loyalty, and goodwill.  



Cucina Gloria is an Italian restaurant and Pizza Kitchen located in Park Isles Plaza, on highly visible Tamiami Trail (Hwy 41) in Nokomis, FL, with annual average daily traffic count of 39,000 vehicles.


It operates from leased space, which has been used as an Italian/pizza restaurant for several years.  Formerly, it was Joseph's Diner; the current owner bought it in late 2019 for $95,000.  This timing was unfortunately just before the pandemic closures and a steep decline in dining out.  Even during the pandemic, though, the owner pressed forward and built the business.  He rebranded as Cucina Gloria, and created an upscale dining atmosphere which was well received, along with excellent cuisine.  Improvements worth over $24,000 at that time included:

The result has been a beautiful restaurant with permitted seating for 66 indoors, and extra outdoor seating too.  Cucina Gloria has been featured in local advertising and media, and has hosted live music and other events to draw a crowd.  As the pandemic has retreated, more customers have begun to find this upgraded little gem in Nokomis, and have given the restaurant glowing reviews.  At this point, however, the owner must sell his beloved business due to health and other reasons. 

Although he has invested about $120,000.00 in this business, the owner is willing to sell it for just a fraction of that.  If the reserve price is not met, he will consider the best offer otherwise, so bid your best.  Once the reserve price is met, the high bidder will win.  This is a prime opportunity for the next owner!

Purchase of the business requires executing a new lease agreement with Park Isles Plaza.  It will be $3,000 per month for 2 years, with a flexible option to renew after.  To be clear, we are not offering equipment for removal at this time.

Winning bidder will be required to make a $3,000 deposit, plus first and last month's lease, in addition to the bid amount plus a 10% buyer's premium.  Water charge is a fixed $250 per month because water has a common meter for the plaza.  Other utilities are able to be set up by new tenant.

 


AUCTION TERMS:  10% buyer's premium.  Again, in addition to the bid amount plus buyer's premium, a $3,000 deposit will be required, plus the first and last month's lease.
